The beautiful south facing living room at Higher Muddiford Farm has recently been transformed into a relaxed haven with a wonderful atmosphere. Tastefully decorated with pale yellow walls and hints of green in the soft furnishings, this lovely room is the ideal place to sit back and enjoy a quiet evening with friends and family.
The living room features some of the farmhouse's original features, including two arched windows overlooking the front garden, and a stunning fireplace with wood mantle and slate hearth, which is now home to a large multi-fuel wood-burner. Either side of the fireplace are large built-in cupboards packed full of games to suit all ages.
There is ample seating in the living room with two cream leather sofas and two arm chairs. Entertainment is provided by a large flat screen TV with Sky and DVD player.
The farmhouse kitchen at Higher Muddiford is large and spacious with a lovely calm country vibe. At the heart of the room sits a stylish wood table, which comfortably seats up to 10 for all occasions, and is a wonderful place for families and friends to gather for meals or to celebrate a special moment.
The person in charge of the cooking can also have fun trying out the Rayburn or using the electric oven with hob. Other facilities include a dishwasher, a microwave and a four-slice toaster.
Whilst the cook is rustling up meals, other guests can relax on the double sofa adorned with colourful scatter cushions, or lay the table with some of the farmhouse's cutlery and crockery.
Additional storage facilities are situated in the farmhouse's original cold room. With its original slate work surfaces and meat hooks, the room gives a glimpse into the past, whilst remaining a useful area in today's world for housing food, pots and pans and the separate fridge and freezer.
Higher Muddiford Farmhouse also has a very handy additional utility area located beside the rear door leading to the garden, and equipped with a washing machine and tumble dryer.
The young and young at heart are guaranteed to full in love with the Snug, a cosy living room with double sofa and large bean bags. This pretty room located just behind the kitchen has been set up with fun in mind.
The large flat screen TV is equipped with not only a range of satellite channels and a DVD player but also with a Nintendo Wii. There is also a large toy cupboard with a good range of games, and the house WiFi is easily accessed for anyone looking to write a few emails or catch up on their social networking.
The downstairs bathroom is very handy, saving guests from trekking upstairs when enjoying the ground floor living rooms. With its white tiles it has a nice fresh feel, and thanks to its two windows it is lovely and bright. Located next door to the utility room, the bathroom features a large, curved free standing shower, a loo and wash hand basin.
The elegant Master Bedroom is light and spacious with a large original arched window overlooking the front garden. Tastefully decorated in shades of cream, the bedroom has a relaxed ambiance perfect for getting a good night sleep.
At the heart of the bedroom is a beautiful wood framed double bed that adds to the room's sophisticated style, while an easily accessed pull cord is great for turning off the main light from the comfort of the bed. Ample storage space is provided by a set of built-in wardrobes.
Down a few steps from the Master Bedroom is its own en-suite bathroom. The light and airy bathroom is equipped with a wood panelled bath, a free standing corner shower, a loo and a sink with mirror and light.
The bathroom has been decorated in neutral colours and features wonderful ornate tiles. A handy wooden towel rail is the ideal place to dry damp towels, and there are plenty of storage facilities with large built-in cupboards.
The first of the Farmhouse's Bunk Rooms is lovely and bright with space for playing games, comfy bean bags and fun, colourful duvet covers. The country pine bunk beds are full size and are guaranteed to be a favourite with children and teenagers, whether they are enjoying a long weekend or a summer holiday at Higher Muddiford.
The quaint and quirky second Bunk Room has a large original arched window overlooking the front garden, and is perfect for youngsters staying at Higher Muddiford Farmhouse. The bedroom features a set of full size pine bunk beds made up with bright bed linen, as well as hooks for hanging clothes and a bedside table with lamp.
Overlooking the front garden is one of Higher Muddiford's largest bedrooms, which enjoys the flexibility of zip and link beds. Groups staying at the Farmhouse can choose to have the bed set up as a super King or two singles depending on requirements.
This lovely spacious room has a wonderful period feel with its thick uneven walls and boarded up fireplace complete with mantle. It also has lots of space for holiday attire, including a chest of drawers and double built-in wardrobes on either side of the fireplace.
Located at the rear of the Farmhouse is the final bedroom. The large double bedroom is great for those seeking a little peace and quiet away from the rest of the family, and enjoys views out over the rear terrace.
The family bathroom situated on the first floor of the Farmhouse is clean and modern. The white tiles are beautifully broken up with those in shades of blue and give the whole room a fresh contemporary feel.
The bathroom is well equipped with a white suite, including bath with hand held shower attachment, grab handles and non-slip bottom. There is also a loo and wash hand basin.
Higher Muddiford Farmhouse is surrounded by beautiful gardens with colourful flowers and established hedgerows, perfect for providing shade and privacy.
To the rear of the farmhouse is a delightful terrace area complete with picnic table and parasol. Other chairs and sun-loungers can be found in the greenhouse. From the terrace a gate and a few steps lead to a sloping lawned area, where children and dogs can play safely.
A separate lawned garden, edged by rustic sleepers and bordered by mature hedgerows, can be found at the front of the farmhouse. The lawn is flat and a great place for ball games or sunbathing under the afternoon sun.
